Air leakage is defined as the uncontrolled flow of air through gaps or cracks in a building's fabric. Uncontrolled air leakage increases the amount of heat loss as warm air is displaced through the building envelope by the colder outside air. This uncontrolled flow creates draughts, cold spots, heat loss and condensation in the building fabric, thus resulting in higher heating costs. The government has reduced the amount of uncontrolled to 10 m3/(h.m2)@ 50 Pa for all new dwelling to meet its commitment to reduce carbon emissions.
